I’m planning to approach a mortgage service for the first time. So I need your suggestions on mortgages. I’m from Edmonton and planning to buy a house in the same place.

Many friends and relatives suggested me to use a reliable bank over the mortgage. So I'm totally confused now.
Can someone say which one will be better for a self-employed person with average annual income? 
Also please tell me about the cons of using mortgage services.

Yesterday I came across a firm that provides the best mortgage rates. I think they are pretty good. Still, I couldn't make a  final decision. So, please share your suggestions.
